2. Acceptable Uses
The Platform may be used for lawful property management activities, including:
Property Management
- Managing rental properties and units
- Processing tenant applications and screening
- Creating and managing lease agreements
- Coordinating property maintenance and repairs
- Generating reports and analytics
Communication
- Sending property-related notifications and updates
- Facilitating communication between property owners and tenants
- Posting property listings and availability
- Scheduling property showings and inspections

3. Prohibited Uses
The following activities are strictly prohibited on the Platform:
Illegal Activities
- Violating any applicable laws, regulations, or legal obligations
- Engaging in fraud, scams, or deceptive practices
- Money laundering or terrorist financing
- Discriminating against protected classes in housing
Security Violations
- Attempting to gain unauthorized access to accounts or systems
- Uploading malicious code, viruses, or harmful components
- Conducting denial of service attacks or similar disruptions
- Probing or scanning for vulnerabilities without authorization
Content Violations
- Uploading obscene, offensive, or inappropriate content
- Sharing personal information without consent
- Infringing on intellectual property rights
- Posting false or misleading information
Communication Abuse
- Harassing, threatening, or abusing other users
- Sending unsolicited commercial messages (spam)
- Making excessive or inappropriate contact attempts
- Using abusive or inappropriate language
4. Canadian Fair Housing Compliance
All users must comply with Canadian federal and provincial fair housing laws:
Protected Grounds (Canadian Human Rights Act)
- Race, national or ethnic origin, color, religion
- Age, sex, sexual orientation, gender identity or expression
- Disability (physical or mental)
- Family status, marital status
Ontario-Specific Protections
- Human Rights Code protections beyond federal law
- Source of income discrimination prohibited
- Age discrimination (18+ and 65+) protections
- Social condition and receipt of public assistance
Prohibited Practices
- Refusing to rent or show properties based on protected grounds
- Making discriminatory statements in listings or communications
- Steering applicants to certain neighborhoods based on protected characteristics
- Setting different terms or conditions based on protected grounds
- Requiring Canadian citizenship or permanent residency status
Required Practices
- Use objective, non-discriminatory screening criteria
- Apply rental criteria consistently to all applicants
- Maintain records of rental decisions and criteria for review
- Provide reasonable accommodations for disabilities
- Comply with accessibility requirements for new construction
5. Data Protection and Privacy
Users must handle personal information responsibly:
Data Collection
- Only collect information necessary for property management
- Obtain appropriate consent for data collection and use
- Inform individuals about how their data will be used
- Retain data only as long as necessary
Data Security
- Protect personal data with appropriate security measures
- Only share information with authorized parties
- Report data breaches immediately
- Securely delete data when no longer needed
Tenant Screening
- Use only lawful and non-discriminatory screening criteria
- Apply screening criteria consistently
- Provide adverse action notices when required
- Comply with FCRA requirements for consumer reports
6. Content Guidelines
All content uploaded to the Platform must comply with these guidelines:
Property Listings
- Accurate and truthful property descriptions
- Relevant, high-quality property photos
- Correct property addresses and locations
- Accurate pricing and fee information
Communications
- Professional and respectful language
- Clear and accurate information
- Timely responses to inquiries
- Confidential handling of sensitive information
Documents
- Legally compliant lease agreements and forms
- Properly executed signatures and approvals
- Complete and organized document filing
7. Enforcement
We monitor compliance with this AUP and may take the following actions for violations:
Violation Levels
- Level 1: Minor violations (warning and education)
- Level 2: Moderate violations (temporary suspension)
- Level 3: Serious violations (account termination)
Response Times
- Security Issues: Immediate response within 24 hours
- Legal Violations: Response within 48 hours
- General Issues: Response within 5 business days
Appeal Process

- Appeals reviewed within 10 business days
- Final decisions communicated in writing
